Building renovation projects are becoming more complex due to legal requirements, particularly regarding expected energy performance and the reduction of CO2 emissions from the building stock.
A study by the University of Geneva (https://lnkd.in/eUByxF73) highlights two factors that lead to better results in energy-efficiency retrofits of older buildings.
The first is to engage the services of an Energy Project Management Consultant (AMOen) during the design phase of the project. The AMOen provides a detailed analysis of the building and the work to be carried out in line with the owner’s objectives. This roadmap saves time and money during the actual construction phase.
The second measure, for construction projects that cause significant disruption to tenants (building height increases, major energy retrofits, interior renovations, etc.), is the implementation of a Tenant Support Service (AMU) managed by the property management company in charge of the building. An employee of the property management company is assigned exclusively to the project for its entire duration. This employee gets involved well in advance of the work to meet with all tenants and build a relationship of trust. They are reachable through various communication channels and serve as the liaison between the contractors, the property management company, and the tenants.
This relationship can continue beyond the construction project, for example, to help residents make the most of their home’s new features (new windows, new heating systems, improved ventilation and insulation, etc.).
The university's study compares two buildings and shows that the one that benefited from both approaches achieved 80% of its theoretical energy-saving potential after the renovations, while the one that did not benefit from them achieved only 65% of that potential.
